The cost of a dormer window
The cost of a dormer is made up of many different factors. The brand and material you want a dormer made of is a determining factor for the price, and the width also plays an important role. To a lesser extent, other wishes also influence the cost of your dormer. Think of the type of windows, the finish, insulation, and the cladding on the outside.
At VIP Dakservice, we take € 2,000-3,000 ex VAT per running meter as a guideline price for installing a dormer. This is the price for a dormer including installation. For a dormer of 4 meters, the costs are between € 8,000-12,000 ex VAT. The costs for a dormer of 5 meters are somewhere between € 10,000 and € 15,000.
What types of dormer window are there?
At VIP Dakservice, we receive requests for different types of dormers. The most common dormers are:
Dormer with a flat roof
The flat-roofed dormer is the most common type. This is because it can often be built without a permit. A flat-roofed dormer is also relatively inexpensive and is often built very quickly. In many cases, we can install a flat-roofed dormer within 1 day.
Dormer with a sloping roof
A dormer with a sloping roof blends in more with the roof. It becomes more of a whole, but this comes with a higher price tag, a permit, and a bit more work. A dormer with a sloping roof does have the advantage of a longer lifespan and better drainage of rainwater than a dormer with a flat roof.
Dormer with gabled roof
A dormer with a gable roof comes in a variety of shapes and sizes. Dormers with a gable roof are often not very wide. Therefore, we often install more than one dormer of this type per house. While you can spread a dormer with a flat roof over two different rooms, this is not common with a dormer with a gable roof. Gable-roofed dormers often use the roof tiles of the roof, so this type of dormer also forms a single unit with the roof. Additionally, a gable-roofed dormer gives your home real character. However, it is also important to note that a permit must be obtained for this dormer.

Permit for a dormer?
Dachfenster make your home brighter and provide more space in your attic. However, there are different rules from the government when it comes to dormers.
Building a dormer without a permit
Do you want to have a dormer built, but do not want to be dependent on a permit for this? Then your project must meet a few conditions:
- The dormer is built on the rear roof slope or on a side roof slope; however, this side roof slope must not face public accessible area;
- The dormer has a flat roof;
- The dormer is not more than 1.75 meters high, measured from the foot of the dormer;
- The bottom of the dormer is more than 0.5 meters, but less than 1 meter above the eaves;
- The top of the dormer is more than 0.5 meters below the ridge of the roof;
- The sides are more than 0.5 meters from the sides of the roof slope;
- The dormer may not be built on a temporary dwelling or residential building, such as a living hut, or on a caravan; the dormer may also not be placed on a holiday home or other dwelling or residential building that may not be permanently inhabited, without a permit.

Even though you do not need a permit for some types of construction, there are still other things you need to keep in mind. For example, the Building Decree and the Neighbor Law still apply. For more information, please consult the Rijksoverheid brochure on dormers.

Do you need a permit for a dormer?
If you want to build a dormer that does not meet (one of) the above conditions, you must apply for a permit. This is because you will then be dealing with the zoning plan. There is one exception: when you build a dormer in the backyard area that is no higher than 5 meters and complies with the planning rules in the zoning plan. For this, you can best inquire at the municipality.
In practice, we find that it is often difficult to estimate from the ground whether or not you meet all the requirements. At VIP Roofing Service, we start every project with a free roof inspection. This way, we can measure the exact dimensions of your new dormer and whether or not it meets all the requirements. When it comes to applying for a permit, you will already have the necessary data from our free roof inspection.
When should your dormer window be replaced?

If you have had leaks in your dormer in the past and you now suspect a leak, you can assume that it is time to replace your dormer. 4. Scheduling an assignment
After you have approved the offer, we will contact you to schedule an appointment to install your dormer. We will take into account all schedules and the time we need to install your dormer.
5. Execute assignment
At the agreed time, we will be at your door to go up on the roof. Most projects are completed within a day. After completion, we will of course leave everything clean.
6. Evaluation
