Lead Flashing replacement
Applications of lead flashing and considerations for leaks
Do you see anything unusual on your roof or suspect a leak? Then it is wise to have one of our roofers inspect your roof for free. During a roof inspection, we check the condition of your roof and all accompanying components. We look beyond just the roofing material and focus on the areas where leaks can quickly occur, such as at the lead flashing. We will show you with photos where we base our advice and the accompanying non-binding quote. No hidden surprises, but open and honest contact. That’s what we like ourselves!
What is a lead flashing?
Lead flashing is a strip of lead that is used to seal and waterproof the joints between roofs. This can be an attachment between flat roofs, but also between rising walls, from dormer to roof or between chimney and roof.
When the lead flashing is no longer intact, this can eventually cause a leak, which always brings with it collateral damage. It is therefore advisable to have lead flashing checked and replaced as needed in a timely manner.
Another additional advantage of lead flashing is that it insulates your home better. It seals gaps between roof parts, preventing air movement.
When to replace lead flashing?
There are several reasons why lead flashing needs to be replaced:
- Over time, lead flashing becomes thinner and more fragile. Cracks can form in the lead flashing, which can eventually lead to a leak.
- Lead flashing can be applied incorrectly. We regularly see roofs where people have applied lead flashing themselves or have tried to replace it. This is not always a job that is easy to do yourself, so it should still be replaced by a specialist. Leaks can also occur when lead flashing is applied incorrectly, and in that case, it is also recommended to replace it.
Lead flashing alternatives
Lead has a number of advantages and disadvantages. Lead lasts a long time, is soft and flexible, durable, and 100% recyclable. On the other hand, lead can oxidize, is harmful to the environment, is expensive, and is therefore even susceptible to theft. This is why there are now increasingly better alternatives on the market for lead flashing.
At VIP Dakservice, we therefore work not only with lead flashing, but also with lead substitutes. One advantage of lead substitutes is that they are cheaper and available in multiple colors. This way, we can ensure that the connection between two roof sections is less noticeable and better matches the overall appearance of your roof.
Cost to replace lead flashing
Lead is a costly material, and the price is also subject to significant fluctuations. Therefore, it is difficult to provide an overview of the costs of replacing lead flashing. On average, the costs are between €140 and €200 per linear meter.
When we use a lead substitute instead of lead flashing, the costs start at €65 per linear meter.
